If you’re putting your home on the market in the near future, it’s important that you take some time to learn what it is that home buyers want to better prepare yourself for the likelihood of a sale. After all, the key quality of an excellent salesperson is their inherent ability to understand what their clients want.

The better you know what home buyers want, the more you’ll be able to accentuate your house’s assets in that direction. Let’s see what people are looking for and how this helps you as a seller.

According to the results of a recent National Association of Realtors’ survey, the most important aspects of a home that buyers are interested in are:

1) Quality of the Neighborhood

2) Affordability

3) Convenience to Family and Friends

Keep in mind that these top three qualities are listed in order. 67% of people surveyed responded that the quality of the neighborhood was the mos important factor. I can attest to this fact. This past summer my mother sold our childhood home. At the time, the house needed a lot of maintenance– upwards of $25,000 worth of work. But it was sold within the blink of an eye (and it wasn’t dirt cheap) because the neighborhood was so fantastic. A real community where kids play outside all day long.

Beyond that, of course, is the issue of affordability. If your house isn’t in a great neighborhood and isn’t necessarily well-located to other neighborhoods (where friends and family may be), then have you taken its price into consideration? If you haven’t gotten much interest in your home while it’s been on the market, perhaps you’re not being honest with yourself.

Truth be told, if your home doesn’t have any of the three qualities listed above, you might have your work cut out for you. It’s no secret that right now is a buyer’s market– what with super low mortgage rates and the ubiquitous site of foreclosures.

At the end of the day you should be doing whatever you can to convince home buyers your house is for their. Make sure it’s correctly priced and that you make it’s positive attributes clear as day. Consulting a professional might be in your favor as well if you’re trying to make a quick sale, but at the end of the day selling your house just takes time.
